Tower is a leading vertically integrated commercial real estate office operator specializing in value-add investment opportunities throughout the Sunbelt markets. Based in Central Florida and working with our local, national and global partners, we execute in high-growth markets, deploying an agile, innovative approach to each investment and management opportunity.

Principals Cliff Stein and Reid Berman founded Tower Realty Partners in 1987 on the foundation of trust with a handshake agreement and a vision to build a relationship-focused firm. 

Since then, Tower has grown to over 80 employees, completed $3 billion in transactions and acquired, developed or managed 25 million square feet. The company currently has 6 million square feet of assets under management. Our seasoned professionals serve as a strategic advisory team to support our partners, advance their interests, and deliver extraordinary results.

Principals Cliff Stein and Reid Berman establish Tower Realty Partners, Inc. as a commercial real estate firm focused on brokerage and investment of office properties.
1994-1998
1994-1998
Tower established itself as the premier office brokerage firm in Orlando and one of the largest tenant representation practices in the State of Florida. 
1999-2000
1999-2000
Tower shifts its focus to investment. Its first major investment is $120 million portfolio consisting of assets in Manhattan, Phoenix, and Orlando in a partnership with DRA Advisers. Tower and Feldman Equities of New York create an initial public offering of Tower Realty Trust, a $750 million REIT listed on the New York Stock Exchange. Tower Realty Trust merges with another NYSE REIT and Tower Realty Partners, Inc. retains the Orlando and Phoenix assets.
2001-2005
2001-2005
Tower creates a full-service firm with in-house leasing, management, and construction capabilities. During this period, Tower implements its value-add strategy completing more than $500 million in transactions.
2006-2007
2006-2007
Tower recognizes frothy market conditions and begins disposing of assets. These transactions achieve a property level average annual IRR of 33.8%.
2008-2009
2008-2009
Tower stabilizes its remaining assets and preserves capital during the Great Recession and doesn’t buy or sell any assets.
2010-2020
2010-2020
Tower recognizes depressed asset values and begins to acquire value-add and opportunistic assets. During this period, Tower completes approximately $1 billion in transactions while achieving a property level average annual IRR of 43.75%.

Cliff Stein

Co-Founder and Principal

Cliff leverages more than four decades of experience in Central Florida’s commercial real estate market to benefit partners and investors. As Co-Founder and Principal of Tower Realty Partners, Inc. and Tower Realty Asset Management, Inc., Cliff established the hands-on asset management approach that allows Tower to identify and cultivate value-add properties that lead to high yields.

He has created meaningful relationships with Central Florida’s commercial real estate leaders by building a history of good faith and closed deals, and he instills these values in his team.

* Served as a board member of the Community Redevelopment Agency of the City of Altamonte Springs, Florida, and as a member of CREW and BOMA.

* Contributed to philanthropic organizations including The Faine House, The Duval Home, Camp Boggy Creek, Florida Hospital’s Diabetes Center, and the JCC and Jewish Federation.

Reid Berman

Co-Founder and Principal

With 40 years of experience in commercial real estate, Reid leads Tower’s operation in acquisition, financing, development, and asset enhancement.

Reid is a visionary in repositioning and managing assets and is a driving force behind the company’s creative and agile approach to acquisition, development, and leasing activities.

* Over his career, Berman has served as a member of the Urban Land Institute, Orlando Chamber of Commerce, International Development Research Council, NAIOP, CREW and the Metro Orlando Economic Development Commission.

* Berman’s civic contributions include Board of Directors for Hospice of Central Florida, Board of Directors of Temple of Israel, Board of Trustees of Orlando Museum of Art, and Advisory Board of City National Bank of Florida.

NiCole Barry

Executive Vice President

NiCole brings over three decades of experience in management, brokerage and receiverships to the Tower Team. She provides strategic vision and leadership for the firm’s more than 80 employees across Florida. Throughout her tenure, her focus has been on recruiting and building the best professional team while helping her employees achieve their own personal successes. NiCole plays an integral role in Tower’s growth, including doubling its portfolio square footage and number of employees since joining the firm in 2013.

Community Engagement:

* Currently serving on the Board of Directors for the Christian Service Center – a nonprofit dedicated to combating hunger and preventing homelessness in our community.

* Has served on the Boards of Boys & Girls Club, Eatonville Chapter, Florida Citrus Sports and Florida Hospital Circle of Friends where she served as Chairwoman of the 30th Foundation Gala.

Christine Hentzell

Vice President Property Management

A veteran of Tower Realty Partners since 2014, Christine has more than 35 years of commercial real estate and accounting experience.

Prior to joining Tower Realty, she served as the Building Operations Manager for a large legal services firm managing over 30 Florida locations.

* Oversees a team of 20 property management professionals.  Continually working to enhance internal processes, training and team experience.

* Diverse experience in accounting activities for real estate and property management firms and employee engagement.

* Holds a Bachelor of Science in Business Administration Accounting from the University of Central Florida.

Randall Gilbert

Randall Gilbert

Director of Acquisitions and Dispositions

Randall has over 20 years of experience in commercial real estate finance, capital markets and portfolio management.  Randall is responsible for the coordination of acquisitions and dispositions as well as asset and debt management for portions of the portfolio.

Prior to his position at Tower Realty,  Randall served in a variety of positions at City National Bank of Florida, BankUnited and SunTrust Bank including commercial real estate underwriting, portfolio management, CMBS origination and mortgage banking.

* Randall received his Bachelor of Business Administration from the University of Georgia and Master of Business Administration from the University of Central Florida.
